Every full-time Realtor I know is swamped right now. Don’t even get me started on the loan officers. Ask anyone in the Real Estate business right now how things are going and you are likely to hear “I’m busy! Gha!”
So, if anyone is wondering why my posting has been lax this past month or so, it is because every buyer and seller on the planet decided to start making deals and the result has been a very heavy workload.
Enough with the excuses! On to some real numbers for Downtown Tacoma Real Estate.Downtown Tacoma Real Estate is slowly starting to get going. It will take a while to whittle away at the condo inventory we have but aggressive price reductions at Mercato, 505 Broadway, and other buildings have brought prices closer to where they need to be- and buyers are starting to notice.
Currently the condo numbers break down thus:
Active Listings: 105 <—— Down slightly from January
Contingent (buyer needs to sell their house first): 6
Pending: 6
Sold: 4
Certainly, the MLS data does not tell the entire story. Esplanade, Element 20, and Roberson (among others) have available condos that are not listed on the MLS, so that “Active” number is probably missing 100 homes, but that was the case before as well.

505 Broadway Ave #605 2 Bedrooms, 2 bathrooms, 1919 sq ft Bay, City, Mountain, and Puget Sound Views. Sold for $743,650 on 6/09/09.
