I look at a lot of houses and condos. That’s my job. But CERTAIN properties come on the market that, quite frankly, just set my heart aflutter. This Penthouse Condominium that came on the market this morning at The Ansonia Condominiums in the Stadium District absolutely inspires me. Three bedrooms, two full bathrooms, and a SIX HUNDRED SQUARE FOOT DECK with views of Mount Rainier, Commencement Bay, and the surrounding Stadium District? Come to mama.
What’s great about the Ansonia Condominiums is that they are historic, but fully remodeled. Wide hallways and lots of storage come standard at the Ansonia. This unit has beautiful hardwood floors throughout and an open kitchen with views of the water. Designed by famed Tacoma architects Heath & Gove as urban apartments for the elite, the original units all had burglar-proof vaults for residents’ jewels and valuables. The Deets:
- 3 bedrooms
- 2 full bathrooms
- 600 square foot deck
- 1931 square feet
- Elevator, secure entry, and parking in garage
The Skinny:
-The dues are high, at $1068/ month, but that’ s because the Ansonia (unlike many condo buildings in Tacoma) is actually saving money in their reserves to do things like maintain the building. The HOA at the Ansonia is committed to having a healthy reserve and not hitting their residents with a hefty assessment, a problem that is epidemic in the condo world. Dues include water, sewer, and garbage as well as the building’s insurance and maintenance of common areas including the elevator.
-The property taxes have a historic abatement. They are only $2,585/year. If this seems low for a penthouse condo at this price, you’re right! The Ansonia has a historic tax abatement. This keeps the property taxes low like this until 2019.
-Amenities include a fitness center, a large common deck with BBQs and water views. The Ansonia also has a guest apartment for owners to use for visitors for about $75/per night.
I asked my #1 Client Martha Mendenhall who lives in the Ansonia what she thinks. She says, “As a resident of the Ansonia and a retired real estate broker, I feel like my husband and I lucked into probably the most magnificent and distinctive building in Tacoma! It’s urban living wrapped in a historic feel. I think Heath & Gove would be proud of its keepers.”
